ACCESSIBILITY STATEMENT

Kelling House is committed to ensure an appropriate accommodation service for prospective guests with disabilities. However, due to the age and layout of the building I lack facilities for guests with severe mobility limitations but am trying to make the house as accessible as possible. I aim to cater for the needs of all visitors in my home, based on a 2 double bed-roomed bed and breakfast. A single bedroom is available but has to share a bathroom and is therefore only suitable for family/friends. The following statement is a summary of my provisions. If you have any specific enquiries please feel free to call and I will endeavour to help.

Pre-Arrival
Good transport links with Grantham mainline station (main London/Edinburgh line – 70 mins from London) and the A1 within 4 miles. Taxis available at station – a list is available on request. Grantham bus station is a 5 min walk and buses run every hour to Barkston. Bus stop 5 min walk from house in Church Street, opposite side of A607 to West Street.

Arrival and Car Parking Facilities
On turning into West Street entrance to Kelling House and off-road car parking is by 3rd street lamp on Left through wooden gates (usually open during the day).
Assistance with luggage is always offered to all guests
Entrance accessed from stone terrace up one stone step and over threshold into hall.

There is a cloakroom with washbasin just to the right of front door.

Public Areas – General (Internal)
All public rooms save entrance hall (rugs) and downstairs loo have fitted carpets.
All rooms are centrally heated (with radiators with individual thermostats)
Guest dining room is just off entrance hall with standard size 6/8 placement dining table, sideboard and occasional tables
The drawing room is through the dining room over small step with TV, and door (small step) to the terrace and garden.

Laundry
Please ask for use of washing machine, iron and ironing board etc.

Shop, Pub and Post Office
Spa shop and garage open 7 days a week (6am – 10pm Mon – Sat; 7am – 9pm Sunday) located on A607, 3 mins from house.
The Stag Pub, 3 mins walk from house, serves food
There is an ‘Outreach’ Post Office service in the village – opening hours are 9 – 3 on Mondays and Thursdays

Bedrooms
Bedrooms are at first floor level and are accessed by a flight of 14 stairs with a L H corner
All have TVs and coffee/tea making facilities. Fresh milk is supplied each night and on request.
The stairs and bedrooms are all carpeted and the bathroom and en suite shower are tiled
Bedroom 1 has 3’6″ twin beds which link into a double bed. Small en-suite shower with basin and loo
Bedroom 2 with 5′ double bed has a private bathroom with bath and shower attachment, loo and standard basin
Bedroom 3 has a 3’0″ single bed and has to share bathroom/shower

Grounds and Gardens

Flagged terrace with herb filled, box-edge parterre leading to an attractive South facing garden (1/3 acre) with lawns, curving herbaceous borders, and unexpected areas inviting inspection
